Am I required to make my property available to Section 8?Assistance programs such as Section 8 are optional, you are not required to consider them.
Are you licensed?Yes, Property Managers are required to hold a license in Arizona. I have my Brokers License.
Can I reach you after hours?Yes, we are available for emergencies and urgent calls after normal business hours.
Can you put the money directly into my account?Yes, our preferred method of sending funds to our Owners is through direct deposit.
Do I get to see the lease or sign it?We will prepare the lease and it will be sent to you for digital signatures prior to sending it to the tenant.
Do you sell real estate too?Yes, Kate has worked with a number of buyers and sellers. She is here to assist you with adding to your portfolio or here to assist in selling your property should your circumstances change.
How and when do I get my checks?Owner disbursements are processed on the 15th of the month, or the following business day if the 15th falls on a weekend or holiday. Typically the funds will show up in your account within one banking day.
How is rent collection handled?Rent is collected through the tenant portal each tenant gets set up with when they move in. Rent is due on the 1st of the month.
How long of a lease do you sign?Our recommendation is to start out with a 12 month lease. We can discuss options for longer terms, this is typically reserved for tenants who have established a good payment history and show they are caring for the property well.
How much security deposit do you charge the tenant?Our standard security deposit is equal to one month’s rent. We do charge an additional deposit if the tenant will have pets in the home. Arizona law states we cannot charge more than one and one half months rent for any refundable deposits.
How soon can you start managing my property?Our team can start managing as quickly as you would like!
What type of properties do you manage?We manage an assortment of single family homes, condos, townhomes, and multi family properties.
What type of reports do I get and how often?We provide our owners with monthly statements. These statements are issued the same day owner payments are made, so the 15th or next business day.
Who holds the tenant security deposit?We hold the security deposit in our Property Management Trust account.
